Program One

Madison Custom Homes As General Contractor (GC)

  • Madison Custom Homes Inc. hires subcontractors,  coordinates, schedules, and oversees all work performed
     
  • Madison Custom Homes orders and synchronizes delivery and/or removal of all materials
     
  • Bank / financing draws go to Madison Custom Homes to pay sub-contractors
     
  • Requires less homeowner time and daily decision-making

Program Two

Madison Custom Homes as Project Manager

  • Homeowner acts as general contractor - Madison serves as construction consultant
     
  • Job is managed by Madison Custom Homes in the exact same fashion as Program 1
     
  • Madison Custom Homes Inc. hires subcontractors,  coordinates, schedules, and oversees all work performed
     
  • Madison Custom Homes orders and synchronizes delivery and/or removal of all materials
     
  • Bank / financing draws go directly to homeowner to pay sub-contractors
     
  • Homeowner writes the checks for every invoice to pay sub-contractors
     
  • Requires more time by homeowner, but provides cost savings

Hard Costs of Construction and Project Management Fees

These two programs separate the hard costs of the construction of the house from the project management fees. The hard costs (without markup) include permits to final cleaning / closing.
