Planning and building a unique custom home that fits your family’s needs takes time because so many variables exist, from the size and finishing details of the house to the weather. As a result, it is difficult to pinpoint the exact construction time at the beginning of a project.

We are always eager to complete a project in a timely fashion, but we never take shortcuts to complete work more quickly than it should take if done properly.

To illustrate the many variables that affect the length of a new home construction process, in Central Indiana or elsewhere, the timeline below outlines the stages and steps involved, and the basic order in which they occur.

Planning

1. Home site selection
2. House plans development / design
3. Develop house specifications
4. Estimate costs and set price of home
5. Survey-developed site plan / plot plan
6. Home building contract

Approvals

7. Secure financing
8. Acquire permits to build
9. Developer / homeowner association approval (if required)

Home Building – Foundation & Frame

10. Staking for foundation work
11. Tree clearing (if necessary)
12. Excavation / setting grade (yard levels)
13. Foundation / backfill dirt
14. Frame, windows, exterior doors, exterior trim, and siding

Home Building – Exterior

15. Exterior painting
16. Roofing
17. Utilities: electric main trenching, gas main trenching, water main and sewer installation, septic field and well water system (if applicable)
18. Brick and stone masonry exterior
19. Gutters and brick flashing
20. Exterior concrete (drives, walks, patios)
21. Grading of yard

Home Building – Interior

22. Heating and cooling rough-in
